Project Description

LDG Consulting provided advisory and construction management on a 53K sq ft owner-occupied building that’s connected to a 30K sq ft R&D facility. Since this project involves more than just construction, LDG Consulting will be serving in a Program Management role. We assisted in the selection of a real estate consulting firm, Newmark, that provided an analysis to determine if the owners should do a sale-lease-back or maintain ownership and lease out the bottom floor. The owner’s decided to maintain ownership, renovate, consolidate operations to the second floor and partially lease the first-floor space. We assisted the client in selecting brokers, interior architects and construction firms plus negotiated the final contracts. Renovation began in Q2 of 2024 and we acted as the Owner’s Representative during construction. In February of 2025, employees returned to a brand-new building with all updated work environments and spaces. Brokers are currently touring the first floor with potential tenants.
